  Do not take for granted that what you have discussed and agreed upon will be included in the final specs, regardless of whats on the plan. Triple check the details, even the smallest details and even if its ridiculously obvious, ensure they are included in the Specs. Then, Monitor that all works have been carried out. My garage wall along a boundary line was erected without being painted, it was unable to be painted after the fact. Check that insulation is not removed at the time of plastering. Check that makes and models of inclusions are what have been agreed upon. I had the heating Keogh installed removed and replaced with the correct model per my contract. If you provide any products yourself, have Keoghs subcontractor ie; plumber, if providing taps, sign off that the product is in good working order. This will help ensure liability remains with the builder, and or his subcontractor should ie; there be a leak. My suggestion is to have the builder provide everything, that removes any doubt on liability. Can save you a lot of stress.
